Built 1958–1970 — among the oldest post-war tract housing in Sanford, and the neighborhood where the frame decides the job before the mesh does.
Sunland Estates was built between 1958 and 1970, making it among the oldest post-war tract housing in Sanford. Screen structures here are usually retrofits onto 1960s slabs, attached with older self-tapping fastener systems that were never designed for seventy-plus years of Florida heat cycling and moisture — which is why fastener and spline-groove condition, not mesh condition, is usually the real question on a Sunland Estates rescreen.
On newer Sanford stock the mesh usually fails before the frame does. Sunland Estates runs the other way: check the bottom rail and fasteners — chalky white pitting, a fastener that spins without biting, a rail that flexes under hand pressure — before assuming a straightforward rescreen will hold. New mesh stretched onto a frame that cannot hold spline tension pulls back out within a season. Full detail on telling cosmetic staining from real structural corrosion is on rust stains on the anchors, and the two-test framework is on rescreen or repair.
Frames that have been re-splined multiple times over six decades often have grooves worn wider than standard-gauge spline can grip, which shows up as spline that keeps popping back out even after a careful repair. That is covered on why do screen splines keep popping out.
Mesh type is a secondary decision on most Sunland Estates jobs. Once the frame and fasteners are sound, standard 18×14 fiberglass is the ordinary choice here — Sunland Estates is inland rather than lakefront, so the Lake Monroe midge argument for finer mesh that applies to Preserve at Lake Monroe does not carry the same weight on this side of the city.
Researched pricing for frame, fastener and beam repair — the work that actually decides most Sunland Estates jobs — is on the screen repair cost page.
