The most midge- and moisture-exposed tract subdivision in Sanford — and the clearest case in the city for a finer mesh.
Preserve at Lake Monroe is a 280-home Centex subdivision off US 17-92, directly across from Lake Monroe. Of every named neighborhood in Sanford, it sits closest to the documented chironomid midge problem on the lake, which is why mesh gauge is a real decision here in a way it is not on the inland side of the city.
Sanford fronts Lake Monroe on the St. Johns River, and the city’s chironomid midge problem is documented, not folklore: in May 2019 Sanford was spraying three to four times a week and paid roughly $95,000 for contracted lake larvicide treatment, with boats at the downtown marina reported caked black with dead midges. Midges do not bite, but they pack a standard 18×14 weave solid with dead bodies, blocking airflow and holding moisture against the screen and the frame beneath it — and a cage directly across the road from the lake takes the brunt of that more than almost anywhere else in the city.
Biting no-see-ums add a second, independent argument for the same finer mesh: standard 18×14 and 16-mesh screen does not stop them, and 20×20 or finer is the recommended gauge. On a Preserve at Lake Monroe cage, the water-facing wall is the clearest candidate in Sanford for 20×20 no-see-um mesh, while roof panels usually still do better on standard 18×14 for the airflow. Full wall-by-wall guidance is on the mesh guide, and researched pricing for the upgrade is on the mesh upgrade cost page.
As a 2000s-era Centex subdivision, frame extrusions here are of a more recent generation than the 1958–1970 stock in Sunland Estates, so the mesh test matters more than the frame test for most Preserve at Lake Monroe cages — see rescreen or repair for both tests.
